Commercial Electrical in Henderson, Lincoln Road and Westgate

  • 2 min read

West Auckland's commercial base runs from the Henderson and Central Park Drive light-industrial estates, along the Lincoln Road trade and retail strip, out to the Westgate retail centre and the newer Hobsonville commercial pockets. Workshops, trade suppliers, warehousing, food production, gyms, clinics and hospitality — all of it needing electrical work that doesn't interrupt trading. ECD covers the West's commercial sites with fitouts, scheduled maintenance, test and tag and compliance lighting.

What West commercial sites typically need

  • Fitouts — retail, trade counter, office, gym, clinic or hospitality: power and data mapped to the actual floor plan, lighting for the use, switchboards sized for what you're installing

  • Scheduled maintenance — board inspections, thermal checks, terminations and spare capacity, logged and dated

  • Test and tag to AS/NZS 3760 — workshops and factories typically 6–12 monthly, construction sites 3-monthly, offices per the standard

  • Emergency and exit lighting — serviced on the schedule your BWOF requires, so the IQP inspection is a formality rather than a fail list

  • LED lighting upgrades — warehouse high bays and office panels, usually the fastest-paying efficiency job on a West industrial site

  • Breakdown response — with priority for sites already on a maintenance schedule, because we know the site

The capacity question, before you sign

The most expensive mistake a West Auckland tenant makes is signing a lease on a unit that can't power the business. A tenancy that housed a storage operation may not carry a commercial kitchen, a coolroom, a bank of machinery or a fleet of EV chargers in the yard — and upgrading supply runs on lines-company lead times measured in weeks. Get the capacity answer before signing: it's leverage at negotiation and a dispute afterwards. Our commercial fitout checklist is the pre-lease version of this conversation.

Working around trade

Lincoln Road retailers and trade counters can't close for an electrician. Most work — lighting refreshes, additional circuits, testing — happens after close or early morning, and industrial sites get anything requiring isolation scheduled into a shutdown window or weekend. That's standard scheduling on our West commercial jobs, not a premium add-on.

Frequently asked questions

Landlord or tenant responsibility?

Lease-dependent — typically the building's fixed installation and compliance systems sit with the landlord, tenant equipment and fitout with the tenant. We quote it split so the conversation is straightforward.

Is test and tag legally required?

Not named in law, but testing to AS/NZS 3760 is the recognised way to meet your Health and Safety at Work Act duty — and on construction sites it's effectively mandatory.

Can one contractor cover several West sites?

Yes — multi-site owners and property managers get scheduled runs and one report per site, which is cheaper per visit and lands everything in your compliance file together.
