Electrical Safety Inspections in Auckland: What's Checked, What It Costs, Who Needs One

An electrical safety inspection in Auckland costs $200–$400 plus GST for a typical home and takes about an hour: switchboard condition, sample circuit testing, roof space and subfloor wiring, earthing, RCD operation, and the visible danger signs — finished with a written report in plain English grading what's fine, what's tired and what's urgent. It's the cheapest electrical money an owner of an older central-Auckland home can spend.

Who actually needs one
Owners of pre-1980 homes who've never had one — most of the central ring's villas, bungalows and brick-and-tiles.
Landlords — the dated report is how you evidence the safe-installation duty if a tenancy dispute ever asks.
Buyers and sellers — before going unconditional, or before the buyer's builder finds it first.
Anyone with symptoms — warm board, tripping, flickering, burning smells, buzzing. Symptoms deserve diagnosis, not tolerance.
After buying a 'renovated' home with no electrical paperwork — the inspection documents what the CoCs should have.
What the report gives you
Three graded lists: urgent safety items with prices, worth-doing-soon items, and fine-as-is items — so you can fix by priority instead of fear. The report also becomes your insurance evidence, your renovation planning baseline, and at sale time the document that answers the buyer's builder before they ask. No upsell theatre: most inspections find a modest list, and plenty find nothing urgent at all — that's worth knowing too.
Frequently asked questions
Is this the same as a builder's report?
No — builder's reports glance at electrical visually. This is an electrician testing circuits, opening the board and getting into the roof space. Different depth entirely; details in our pre-purchase guide.
How often should a home be inspected?
Older homes: every 5–10 years or at ownership change. Rentals: each new tenancy or couple of years is prudent. Modern homes with paperwork: at purchase is usually enough.
Can you fix what you find on the same visit?
Small urgent items, often yes. Bigger work gets a fixed quote from the report — you decide the pace, nothing is done without your say-so.
