Planning the Electrical for a New Build in Auckland: A Room-by-Room Checklist

The cheapest time to run a cable is while the walls are open. The most expensive time is two years after you move in. Almost every electrical regret we hear from Auckland new-build owners — too few power points, no EV provision, dark benchtops — was a $50 decision at pre-wire that became a $500 job later. Use this checklist at your electrical walkthrough, before the linings go on.

The decisions that matter most
Power points — whatever the plan shows, you will want more. Doubles cost little more than singles; add them behind bedside tables, at desk height, in the garage, and one outside at each end of the house.
EV charging — even if you do not drive an EV yet, run the cable (or at least a conduit) from the switchboard to the garage now. It costs a fraction of retrofitting.
Switchboard headroom — specify a board with spare ways for future circuits: spa, sauna, solar, battery, workshop.
Data cabling — Wi-Fi is not enough for a modern household. Hardwire TV points, office desks and Wi-Fi access point locations back to a central patch panel.
Solar and battery provision — conduit from the roof space to the switchboard area costs almost nothing at pre-wire and saves real money if you add solar later.
Room by room
Kitchen
The hardest-working room electrically. Plan dedicated circuits for the oven, hob, and dishwasher; plenty of benchtop power points (including inside an appliance cupboard if you want the toaster hidden); under-cabinet task lighting; and switched power for rangehood and waste disposal. Induction cooktops draw serious current — confirm the circuit sizing early.
Living areas
Think about where the TV actually goes and put power and data there at the right height. Dimmable lighting zones make one room work as bright family space and evening lounge. Add floor-level points where sofas will sit, for lamps and chargers.
Bedrooms and office
Double points both sides of every bed. Two-way switching between the door and the bed in the main bedroom is a small luxury you use every night. A home office needs more power and data than any bedroom — treat it like a workstation, not a spare room.
Bathrooms and laundry
Heated towel rails on timers, extractor fans that actually vent outside, a power point in the vanity drawer for shavers and toothbrushes if you like a clear benchtop. In the laundry, allow for both washer and dryer, plus a point above bench height for small appliances.
Garage and outdoors
The garage becomes the workshop, gym and storage hub — give it more points than the plan shows, good lighting, and the EV provision above. Outside: weatherproof points front and back, lighting on sensors at entries, and conduit under any path or deck you will ever want to light later.
When to lock all this in
The electrical walkthrough happens after framing and before insulation and linings — that is your window. Walk the house with the plan, stand where furniture will go, and mark changes on the spot. Changes at this stage are usually minor; the same changes after gib and paint are demolition.
Frequently asked questions
How much should I budget for electrical in a new build?
It varies hugely with size and specification, but as a rough 2026 guide, allow the equivalent of 3–5% of the build cost for a well-specified home. Upgrades made at pre-wire are the best-value dollars in the whole build.
Can I supply my own light fittings?
Usually yes — agree it with your electrician early, and make sure fittings arrive on site before fit-off so the schedule does not slip.
