The Takapuna-specific risks

Two catch Shore tenants repeatedly. First, supply capacity: a tenancy that housed a clothing retailer may not carry a commercial kitchen or a coolroom, and upgrading supply runs on lines-company lead times measured in weeks, not days. Ask before you sign, because it's leverage at lease negotiation and a dispute afterwards. Second, building management: Takapuna's towers and managed retail centres have permit-to-work processes, insurance requirements and after-hours access rules. Working around trade

Hurstmere Road and Milford village retailers can't close for an electrician, and don't need to. Lighting refreshes, additional circuits and most fitout stages happen after close or early morning, with the shop trading normally the next day. That's how we schedule Shore retail as standard, not as a premium extra.
