South and East Auckland cover about seventy years of housing, and each era fails in its own way. A builder's report will mention the switchboard in passing; it won't test the wiring. Knowing what to look for by house type tells you whether you're bidding on a $2,000 problem or a $15,000 one — before auction day, not after.

1940s–60s ex-state homes — Papatoetoe, Māngere, Ōtāhuhu, Manurewa
Original fuse board with no RCD, and often very few circuits for the whole house
Possible rubber-insulated cable still in place in ceiling or wall runs — brittle, and a genuine rewire trigger
Staged renovations — a 1990s kitchen, a 2010s bathroom, each wired to the standards of its day
Sleepouts and garage conversions fed by whatever cable was handy at the time
1970s–80s brick-and-tile — Pakuranga, Howick, Highland Park, Papakura
Wiring usually sound, but the board is typically original and full — no spare capacity for a heat pump or EV charger
No RCD protection, and too few power points for how people live now
Budget a switchboard upgrade at $1,800–$3,500 as a near-certainty rather than a maybe
1990s–2000s subdivisions — Dannemora, Botany Downs, Somerville, Takanini
Generally the easiest era — breakers, reasonable circuit counts, sometimes partial RCD
Watch the halogen downlights: hot, inefficient, and worth checking for insulation clearance and heat damage above the ceiling
Outdoor and pool circuits added later are the usual weak point
New townhouses and terraces — Flat Bush, Ormiston, Takanini, Papakura
The wiring is new; the question is what was left out — EV provision, outdoor power, data, enough points
Check where your meter and board are, and whether the board has spare ways
If parking is off a shared accessway, find out the body corporate position on EV charging before you buy, not after

Doesn't the builder's report cover the electrical?
Only visually. Building inspectors aren't registered electricians and don't test circuits. On a pre-1980 house the electrical check is the one worth adding.
Can you inspect before auction?
Yes, with the agent's agreement at an open home or a booked viewing. Give us as much notice as you can — auction weeks fill up fast.
