What these houses typically need

  • Switchboard first — most still carry the original board or a 1980s partial update. Modern RCD protection is the single biggest safety gain per dollar.

  • More circuits — kitchens and laundries sharing one circuit is why the toaster trips the microwave. Dedicated appliance circuits fix it permanently.

  • Heat pump and hot water circuits — Healthy Homes pushed heat pumps into every rental here; the circuit is part of doing it properly.

  • Partial rewiring — where original TPS-era or older cable remains, the accessible construction makes staged replacement affordable.
