West Auckland's five electrical worlds
The bush — Titirangi, Laingholm, Waiatarua, Oratia, Piha. Architectural homes on steep sites, long driveways, native timber, high moisture and the city's worst exposure to storm outages. Backup power and outdoor circuits matter more here than anywhere.
The state-house belt — New Lynn, Glen Eden, Kelston, Avondale, Massey. Solidly built 1940s–70s homes, most still on their original switchboards, now carrying loads nobody imagined. The West's most common job by far.
The renovation zone — Te Atatū Peninsula and South, Green Bay, Blockhouse Bay. 1960s homes being opened up, re-lit and extended, usually triggering a board upgrade in the process.
The new builds — Hobsonville Point, West Harbour, Westgate, Swanson's newer subdivisions. Compliant wiring, minimum provisioning: too few points, no EV cable, builder-grade lighting.
The semi-rural fringe — Kumeū, Huapai, Waimauku, Riverhead, Swanson. Lifestyle blocks with sheds, water pumps, long cable runs and often three-phase supply. A different trade problem entirely.
What West Auckland jobs cost in 2026
The same as anywhere in Auckland: $90–$150 per hour plus GST, switchboard upgrades $1,500–$4,000, EV chargers $1,500–$3,500 installed, whole-house LED conversions $1,800–$4,000, full rewires $10,000–$25,000+. Two West-specific factors move quotes: long cable runs on large or steep sections, and difficult access on bush sites. Commercial West: Henderson, Lincoln Road and Westgate
