New Townhouse Electrical Problems in Auckland: Stonefields to Mt Wellington

Auckland's townhouse boom — Stonefields, Glen Innes, Mt Wellington, Panmure, and infill sites across the central ring — built thousands of homes wired to the consented minimum. The wiring is safe and certified; it's the provisions that got skipped: one socket per room, no EV cable to the car pad, Wi-Fi that dies upstairs. The five things developers skipped

  • Sockets — one per bedroom wall was the spec. Doubles beside beds and at desk height cost $250–$450 each and modern cavities make them quick.

  • EV provision — car pad with no cable. A dedicated charger circuit is the most-requested townhouse job we do; shared driveways can take load-managed multi-unit setups.

  • Wi-Fi backbone — three storeys of concrete-and-steel eat wireless. One ethernet run and a ceiling access point fixes what a $400 mesh kit can't.

  • Outdoor power — courtyards and balconies with no weatherproof socket for the BBQ, heater or lights.

  • Developer-grade fittings — the cheapest compliant downlights and switches; swapping to quality LEDs lifts the whole interior.

Inside warranty? Know the line

Genuine defects — dead circuits, tripping RCDs, fittings failing early — belong to the builder under the Building Act's implied warranties: report them in writing, don't pay to fix what's theirs. Upgrades and additions are yours, and having them done by an independent electrician with a CoC doesn't void anything — despite what a developer's aftercare line may imply. Frequently asked questions

Can bodies corporate stop me adding sockets inside my townhouse?

Interior work in a freehold or unit-title townhouse is normally yours; shared-driveway EV and anything on common property needs the neighbours or committee. Same rules as our apartment guide.

Why does the induction hob trip when the dryer runs?

Minimum-spec circuit sharing. A dedicated circuit for the offending appliance usually ends it — and inside warranty, undersized circuits are worth raising with the builder first.

Is a townhouse switchboard ready for an EV charger?

Usually yes — modern boards have capacity and RCD protection. The run from board to car pad is the variable; photos of both give you a fixed price.
