  • Corroded terminals inside outdoor sockets and junction boxes — the visible fitting can look fine while the connection is failing

  • Seized fixings that turn a five-minute lamp change into replacing the whole fitting

What to specify on a coastal property

Marine-grade or 316 stainless fittings where they're exposed; properly rated weatherproof enclosures with intact seals rather than a plastic flap; sealed LED fittings instead of anything with a replaceable lamp behind a gasket that will fail; generous IP ratings for the position; and RCD protection on every outdoor circuit — non-negotiable near water. Spending more per fitting on the seaward side of the house and less on the sheltered side is a sensible way to control cost.

Older bay homes and hidden wiring

Many properties along the Eastern Bays are original 1960s–80s homes on large sections, extended and re-clad more than once. Outdoor runs to sheds, boat parks, pergolas and pools often date from those extensions, done to whatever standard applied at the time. An electrical safety inspection is the fastest way to find what's actually out there before it finds you.

How often should coastal outdoor electrical be checked?

Every couple of years for an exposed waterfront property, and always after a major storm. Inland the same fittings would go far longer between checks.

Are marine-grade fittings worth the extra cost?

On the exposed side of a beachfront home, yes — replacing standard fittings twice plus the labour usually costs more than doing it properly once.

My outdoor circuit trips only when it rains. Why?
