The Te Atatū peninsula has been quietly renovating for a decade — 1960s and 70s family homes on generous sections, opened up at the back, re-lit, and extended toward the harbour views that made the suburb desirable in the first place. Electrical typically runs 3–5% of the build cost, and on homes of this vintage a renovation almost always triggers a switchboard upgrade. Budget for it at the start rather than meeting it as a surprise in week three.

What a Te Atatū renovation actually needs

Homes of this era were built soundly with accessible roof space and subfloor — which is good news. What they lack is capacity. The new kitchen wants dedicated circuits for oven, hob and dishwasher; the extension wants lighting and points; the heat pump wants its own circuit; and the original board has neither the ways nor the RCD protection to carry any of it. That's the standard scope: new circuits back to a new board, rather than a full rewire. Whether the existing cable stays is settled by an inspection, not a guess.

Decisions to lock in at design stage

After framing, before insulation and linings, every change is cheap. Walk the house with the plan, stand where the furniture will actually go, and move points on the spot — behind the bed, at desk height, in the garage, outside at both ends.
